Ocean Harbor is one of the few gated complexes here on Fort Myers Beach. The property itself is large and grand. As you drive through the gate you'll notice the lush, tropical landscaping which is perfectly manicured and maintained. Continuing along the entrance you'll see lawn bowling and shuffleboard to your left. A little further down are four tennis courts, and a large pool with plenty of poolside loungers and a clubhouse. Truly a vacationer's paradise! Nine acres of beautifully manicured grounds, four championship tennis courts, junior Olympic swimming pool, two Jacuzzi hot tubs, fishing pier and even a clubhouse! Located next to the marina and just steps to the beach! Heading out of the condo you can walk along the backside of Ocean Harbor property out to Estero Bay. Sit and enjoy the boating activity in the Bay where you can watch the dolphins and manatees. Try your luck at fishing and see if you can catch a fresh fish dinner. Challenge a friend to a game of tennis on one of the tennis courts, cool off in the in-ground electric heated pool afterwards. Soak up the Florida sunshine in one of the many pool side loungers. At the end of a fun filled day soak away the stresses of everyday life in the hot tub. Don't forget while staying to partake in some of the social activities planned by Ocean Harbor. Watch for a schedule in the elevators and lobby areas of the various on site activities. Heading outside of the Ocean Harbor gates you will love the convenience of having a full service grocery store right next door. Grocery shopping couldn't be easier! A short walk to the north will have you at a beach access where our seven miles of white sugar sand beach and warm waters of the Gulf of Mexico will be waiting for you. Newton Park also offers evening yoga classes and narrated beach walks. For the adventurous Jet Ski and parasailing rentals are a short walk to the south of the condo. Centrally located shops and restaurants are just a mile north or south of the condo. The award winning Bayfront Bistro restaurant is beside the condo for superior waterfront dining. Snook Bight Marina is also beside the condo, allowing you to rent a boat or take a sunset boat tour as well. Trolley stops heading both north and south bound are waiting outside the condo on Estero Blvd. to transport you around the island. Head north to Times Square where you can dine at waterfront restaurants, shop for island mementos at our various boutiques or dance the night away at some of our fantastic beach bars. Heading south bound you will find Santini Marina Plaza with more shopping, dining and another full service marina. Take the trolley further south to Lovers Key Resort where miles of secluded beaches are waiting for you. When you're ready to leave your luxurious accommodations head down to the heated, in-ground pool. Ocean Harbor has provided seating and lounging areas poolside for your use. Challenge someone to a round of tennis, lawn bowling or shuffleboard. The beach is directly across the street from the complex and just a two minute walk from the condo door. 7 miles of white sugar sand and the warm waters of the Gulf of Mexico await you. Shopping couldn't get any easier with Publix grocery store right next door. Snook Bight Marina behind Publix can handle all your boating desires. Rent a boat for the day and tour around. Head out on one of their sightseeing or fishing charters for a fun day on the water. The award winning BayFront Bistro Restaurant is also located behind Publix for your five star waterfront dining experience. Policies and Disclosures

Vacation costs include rent, processing fee, departure clean fee, applicable taxes and damage deposit.   In addition, where applicable, the following may apply:  HOA or condo application fee, community or golf transfer fee, pool heat fee, electric overage fee, pet fee (per pet), additional cable fee plus taxes as applicable.

Owner may apply the damage deposit to satisfy any obligation of Guest(s) to Owner, Broker, or any third party including, without limitation, electric, telephone, additional cable, cleaning charges, missing or broken access devices, wire transfer or bank charges, taxes, and damages of any nature. Any remaining Damage Deposit balances will be refunded to Guest(s) after all final bills have been received by Owner (refunds may take approximately 60 days to allow for receipt of final bills). Any damages caused by Guest(s) or their guests may be deducted from the Damage Deposit but will not operate to limit Guest(s) liability for amounts exceeding the amount of the Damage Deposit. There may be a damage deposit waiver fee added to the rental agreement should it be offered for the property.

Guest(s) may, upon providing Broker with written notice by email, may cancel this Agreement (Cancellation). If Tenant(s) cancel this Agreement prior to the arrival date, Guest(s) shall be obligated to pay all rents, fees, and other payments paid, or to become due, pursuant to this agreement (other than the Damage Deposit) as liquidated damages for such Cancellation.  Guest(s) will be eligible for a refund minus a $200 cancellation fee provided that Broker, using efforts it deems reasonable in its sole discretion, places a replacement Guest(s) for the same rental period at the same rental rate (shorter periods and/or lower rent will result in a pro rata reduction of the refund). Owner and Broker shall not be responsible for any costs Guest(s) may incur for travel or other arrangements in the event of cancellation by Owner or Guest(s). Broker recommends that Guest(s) obtain travel interruption insurance but makes no representations regarding the scope of coverage under any such insurance policy.
