It is our sincere pleasure to assist you in making your move across town or relocation from another State as easy as possible, and welcome you to sunny Southwest Florida. Help and answers are only an email or phone call away with Paramount Property Management of Lee County, LLC, where it is our goal to have happy and satisfied residents.

You've heard the phrase "First, Last, and Security". It is our Company policy to collect fees as follows: A "background check fee" of $50.00 per adult over 18 years of age is collected. Upon approval of your rental application, a holding deposit is required that is equivalent to one months rental amount. The holding deposit converts into your security deposit upon Lease signing. No rental unit shall be reserved until the holding deposit is received. Upon Lease signing, a small Lease preparation fee, first month rent (may be pro-rated) and last month rent are collected. Note: Certain Homeowner or Condominium Associations may charge a one-time fee as a Lease or Application Fee.  We will not lease any property to more than two unrelated parties.  If pets are permitted by the owner, a non-refundable pet fee will be collected-per pet.  The approval process can take from 1-5 days for complete processing.

Out of respect to our valued homeowners, we make all of our rental homes and condominiums non-smoking units. Future residents may have allergic reactions to homes that have been smoked in and create a sizable cost in air duct cleaning and painting. A great part of the Florida lifestyle is the ability to be outside year-round. If you must smoke, you and your guests are always welcome to go outdoors. This policy also eliminates the possibility of burn damage and smoke odor inside the dwelling. Your cooperation is greatly appreciated.

Disclosures

Sales tax does not apply to Annual Rentals however, our Seasonal/Vacation & Short-term rentals of a rental period less than 6 months are subject to a 11.5% sales tax charge.
